HENDERSON, KY. (September 25, 2025) – A development site along the 425 Bypass is a step closer to make it more desirable for potential new industries to locate to Henderson.
On Thursday, Gov. Andy Beshear announced the approval of a Kentucky Product Development Initiative grant to complete the due diligence of a site located on the 425 Bypass in Henderson.
The scope of this project would include a boundary and ALTA survey, geotechnical exploration, Phase I environmental review, Phase I ecological and biological assessment, historical and cultural review, and a master conceptual plan for the property.
The site is located on the 425 Bypass in Henderson, KY, within the Henderson Economic Development region of northwest Kentucky, according to a news release.
The project involves completing the due diligence on the site, making it more desirable for potential new industries looking to locate in Henderson, KY. In total, the site is approximately 60 acres, owned by the City of Henderson and Henderson Water Utility. Completion of this project will be the first step in ensuring this site is ready for future industrial development.
Kentucky State Sen. Robby Mills shared his excitement on Henderson’s successful use of state tools, such as KEDFA.
“Congrats to HED on another great PDI application that is before the KEDFA board! The PDI program is one of the best economic development tools that we (the Kentucky Legislature) fund, making Shovel Ready sites available all over the Commonwealth,” Mills said. “HED’s forward thinking in participating in this program will continue to make Henderson one of the best places in Western Kentucky to locate a new industry!”
The Kentucky Product Development Initiative, housed under the Kentucky Cabinet for Economic Development, funds up to $2 million per county per project site upgrades and infrastructure projects.
Kentucky State Rep. J.T. Payne noted the importance of the KPDI in Henderson’s growth and the ability to take on new projects.
“This project represents an important investment in Henderson’s future. By completing work on this site, we’re ensuring that our community is ready to welcome new opportunities, attract quality jobs, and continue growing our local economy,” Payne said. “I am proud of the legislature’s diligence in supporting KPDI.”
City of Henderson Mayor Brad Staton shared his thanks to HED and their continued efforts in helping Henderson grow.
“I’m proud to see HED continuing to plant seeds for future growth,” Staton said. “The work they are doing is amazing and the community will benefit from it for a long time to come.”
Henderson Water Utility General Manager Brad Boles said he is excited to represent Henderson in this opportunity for another Shovel Ready site.
“This project provides another opportunity in Henderson for continued Economic Growth,” Boles said. “With the existing Utility Infrastructure already in place, the completion of the work site will truly make this a shovel ready site. We’re excited to be represented by HED and their partners at the state and local levels”
Henderson Economic Development Executive Director Missy Vanderpool highlighted the importance of KPDI to Henderson’s past projects and shared her thanks to Kentucky legislators in helping keep Henderson competitive.
“We’ve seen firsthand that the Kentucky Product Development Initiative works. Henderson was fortunate enough to be awarded a grant in the 2019 KPDI pilot program, that site is now the home to Pratt Industries,” Vanderpool said. “This new project ensures the adjacent 60 acres will be positioned to keep Henderson competitive and ready for the next site selection opportunity. We are truly grateful to our legislators for funding this program, and for the City of Henderson and Henderson Water Utility for their partnership in making this project possible.”
Henderson County Judge-Executive Brad Schneider expressed his gratitude for the KPDI program’s effort to continue economic growth in Henderson.
“Anytime our community can utilize the PDI program, it is a boom to our community and our economic development efforts,” Schneider said. “A huge thanks to the Economic Development Cabinet. We hope this will result in even more jobs being brought to Henderson County.”
